Five months on the market. A property sitting on every listing platform while the owners watched buyers scroll straight past. It's a demoralising place to be — and more common than most people realise.
When the vendors of this Orewa home reached out, they were already in Australia. They'd relocated, the house was sitting vacant, and they'd done everything they thought was right: listed with an agent, waited, and hoped. But hope isn't a strategy, and after five months there were still no offers on the table.
An honest conversation
The first thing I did was view the property and give the owners my honest read — not what they wanted to hear, but what they needed to. That's a distinction a lot of people shy away from. In my experience, the truth delivered with care is always more useful than comfortable words that lead nowhere.
To their credit, they listened. They trusted the process, took the recommendations on board, and were willing to make the changes needed for a different outcome. I also brought in my colleague Amy Wang, whose local knowledge added real depth to the strategy. Together we repositioned the property and went back to market with fresh eyes, fresh presentation, and a targeted campaign.
The result
The relaunch created genuine competition — a multi-offer situation, five offers in the first five days, and a sale agreed unconditionally inside ten working days. The home that had sat untouched for five months sold above the asking price, and the vendors got the certainty they'd been waiting for.
"After five months on the market with other agents and no success, we were starting to feel quite discouraged. Making the decision to move to Karin was one of the best decisions we made.
Within just five days of launching our campaign, we had five offers on the table — and five days later the SOLD sticker was up. It honestly felt surreal after such a long and frustrating experience.
Karin is incredibly hardworking, proactive, and an excellent communicator. We cannot recommend her highly enough."

What actually made the difference
It wasn't magic — it was method. The focus was on one question: how do we make this home stand out among every other property competing for buyers' attention right now? When a property is presented at its best and marketed with precision, you create interest, you get buyers through the door, and you give the sale the best possible shot.
Presentation. Strategy. Communication. Honesty. That's what separates an average result from a strong one — and it's the same approach behind every home I take to market on the Hibiscus Coast.
