55 Nautilus Drive, Gulf Harbour sold unconditionally on 7 September 2026 — three days ahead of its deadline, after two offers landed within five working days of the campaign opening.
This one came through a referral. A past client in the same area passed Karin's name along, which is the kind of introduction no amount of advertising buys.
The property was tenanted, and that changed where the work started. Before photographs, before a single open home, the first conversation was with the tenants.
Start with the people living there
Nerves are normal when the words “we're selling” land in a rental. Tenants have their home, their routine and their lease at stake, and a campaign that treats them as an obstacle tends to get the access and the presentation it deserves.
So the tenants were walked through every step before it happened — what would be photographed, when people would come through, how long it would take. Calm from day one, and kept that way. A tenanted home that is genuinely looked after shows like an owner-occupied one.
Then it moved quickly
Photography went through in mid-August, and the campaign opened straight after. A double-glazed brick and weatherboard duplex, low-maintenance and Healthy Homes compliant, it was priced and positioned for buyers who wanted the Gulf Harbour lifestyle without a renovation project attached.
Open homes ran, enquiry built, and two offers were on the table within five working days.
The result
That last number is the part worth pausing on. The buyer was not in Auckland. She was in Palmerston North, several hundred kilometres south, and she never walked through the property.
Instead she sent someone she trusted to view it on her behalf, and the entire multi-offer process ran remotely from there — calls, updates, negotiation, all at distance. The deadline was set for 10 September. It went unconditional on the 7th.
Why distance didn't matter
A buyer who cannot stand in a room is relying entirely on what they are told. Every answer has to be accurate the first time, because there is no second walk-through to correct an impression. Information given straight, promptly and without spin is what makes a remote purchase possible at all.
